DUTIES AND RESPONSIBILITES: Maintain the building and grounds and conduct / coordinate all the necessary repairs. Respond promptly to all requests for repairs or maintenance concerns. Prepare rooms for new residents. Test the fire protection systems as required by code and schedules regular inspections. Maintain the HVAC system. Ensure the lighting and plumbing systems are working properly at all times. Supervise proper removal and disposal of trash. Conduct regular safety inspections, fire drills, emergency evacuation drills, etc. regularly. Must have knowledge and experience with all types of construction phases including: Carpentry Concrete Repairs Electrical Fencing Framing Gutter Repairs Handyman & General Repair Work HVAC Painting (Interior & Exterior) Plumbing Pressure Washing Remodeling & Construction Knowledge Roof Repairs/Replacements Rotten Wood Repairs Sheetrock and Drywall Repairs Tiling SKILLS & SPECIFICATIONS: Ability to adapt to changing demands and priorities. Ability to motivate and influence people. Organizing, planning, and problem-solving skills. Good interpersonal and communication skills. Ability to work as a part of a team. Possess a positive attitude. Honest and trustworthy. Punctual and time conscious. Creative. Pay Rate: $16.00 - $23.00 per hour. Depending On Experience.
