JOB OVERVIEW:
The Construction Manager (CM) is the vital link between the project, sub-contractors and the Project Manager (PM). In addition to maintaining the workflow, overseeing the installation and maintaining the partner relationships on the project, the CM gathers vital information about the project, materials and installation and relays that information back to the PM. This position will be out in the field as this person will constantly be at various project sites. This person must be able to travel 60 - 120 miles with the company vehicle daily.
RESPONSIBILITIES:
- Works directly with the General Contractor Superintendent (GCS) to determine the project schedule, along with attending weekly meetings.
- Maintains project profitability.
- Present on the jobsites full time with the occasional delivery of materials and/or visits to the office or warehouse as needed.
- Oversees, manages and supports 2-3 Project Managers (PM's). Collaborates with PM's on all aspects and phases of projects.
- Oversees all field operations (manpower and installations) to guarantee the work is done properly per the plans, per the project specifications, and per the completion schedule.
- Conducts on-going site inspections prior to, during, after installation to ensure project timeline, quality and productivity targets are being met.
- Ensures all of the required documents, drawings etc. are in the Project Field folders.
- With the PM's, ensures that crews are hired and mobilized. Informs subcontractors of SOW, products and schedule. Performs on-site subcontractor management. Conducts regular Safety Toolbox talks for crews.
- Coordinates with the GCS and subcontractors to ensure the workflow meets the project production schedule and profitability targets.
- Informs PM's weekly of the work completed by each sub-contractor for subcontractor payroll.
- Responsible for maintaining quality control on job sites along with performing field measurements as needed
- Works with PM's on Change Order creation, submission and approval by GC's.
- Oversees the staged ordering, staging, storage and security of materials for multi-family projects
- Ensures pre-punch activities are completed and that punch list is created. Manages timely completion of punch list items, and verifies GC approval.
- As needed, conducts ongoing updates of the GC’s production management software (ProCore, etc.).
- Prepares and submits progress billing based on PM input.
- Verify quality of installation, work performance, and work order completion, as well as punch completion.
- Other duties as assigned.
QUALIFICATIONS:
- Bilingual fluency (English/Spanish) is required
- Valid Driver’s License with clean driving record (Company vehicle provided).
- Construction Manager experience (2+ yrs)
- Be able to work independently, as well as part of the internal Real Floors Commercial and work effectively with other trades.
- Existing in-market relationships with GC's and/or flooring installation crews is a plus.
- Knowledge and ability to read blueprints.
- Ability to utilize computer & tablet technologies for documenting and communicating field notes to PM and GC.
- Will be responsible for conducting their work in a professional and timely manner.
